Downtown Naples is undergoing an exciting transformation—and at the center of it all is Wynn’s Downtown, a visionary new mixed-use development breaking ground in the Naples Design District.
This 45,000-square-foot, three-story project is more than just a building. It’s a thoughtfully designed hub that blends art, commerce, and community—anchoring the area’s evolution as a vibrant cultural corridor.
The Vision Behind Wynn’s Downtown
On May 30, 2025, the Wynn family’s Downtown Naples LLC officially broke ground on the final piece of a three-part public–private partnership alongside the City of Naples and Gulfshore Playhouse. The goal? To bring retail, dining, workspace, and even artist housing together in a way that fuels both the economy and the arts.
Situated adjacent to the newly completed Gulfshore Playhouse and 355-space parking garage, Wynn’s Downtown is designed to create an energetic, walkable connection between Fifth Avenue South and 10th Street.
What’s Coming to Wynn’s Downtown
Here’s what to expect when the project is completed in late summer 2026:
First Floor
-
Retail spaces designed for curated shopping experiences
-
A restaurant space with 7,000–8,000 sq ft indoors + 1,700 sq ft outdoor dining
-
A pedestrian-focused “via” with outdoor seating and lush planters
Second Floor
-
Office space for Gulfshore Playhouse administrative staff
-
Additional offices for lease (1,000–15,000 sq ft), ideal for local businesses and nonprofits
Third Floor
-
17 studio apartments designated as artist housing for Gulfshore Playhouse performers and crew
This unique housing concept supports workforce housing for artists—an innovative move that sets Naples apart as a serious player in the arts community.
Cultural & Economic Impact
Jeff Wynn of Wynn Properties noted that the goal is to “tie the entire district together,” allowing theater patrons to enjoy dining and shopping experiences before or after a show.
Kristen Coury, CEO of Gulfshore Playhouse, emphasized that this project is about building long-term infrastructure to keep the arts alive in Naples—not just financially, but socially. Artist housing makes it easier to bring top talent to town, while surrounding commercial space adds a new dimension to the area’s vitality.
A Landmark for the Naples Design District
Once home to a concrete plant and catering kitchen, this prime location is now poised to become a central gathering space for the Naples community. With architecture by Beck Architectural Group and construction led by EnviroStruct, Wynn’s Downtown is designed to blend seamlessly with the aesthetic of the Design District while making a bold architectural statement.
