The 2026 Mid-Year Luxury Outlook confirms something I’m already seeing every day in the Naples luxury real estate market: affluent buyers are still active, but they are more intentional than ever.

This is not the frantic market of a few years ago, and it is not a market where every luxury listing automatically commands attention. Today’s Naples buyer is educated, lifestyle-driven, financially sophisticated, and focused on long-term value. They are not just buying a house. They are buying wellness, privacy, security, family connection, tax efficiency, and the Naples lifestyle.

According to the report, luxury real estate continues to show strength even as broader housing markets respond to interest rates, economic uncertainty, and shifting buyer confidence. The report notes that luxury buyers remain engaged, especially for best-in-class properties, and that more than half of Sotheby’s International Realty affiliated agents reported an increase in luxury buyers over the past year.

From my point of view as a luxury agent in Naples, that tells us one important thing: the Naples luxury market is not slowing down in a simple, across-the-board way. It is separating. The right homes are still attracting serious attention. The overpriced, outdated, or poorly positioned homes are sitting.

Naples Is Exactly the Kind of Market Luxury Buyers Still Want

Naples has always been more than a place to buy property. It is a lifestyle market. The Luxury Outlook points to lifestyle as one of the biggest drivers in high-end real estate, with agents reporting that lifestyle considerations have become increasingly important to buyers.

That is Naples in one sentence.

Whether someone is looking in Port Royal, Aqualane Shores, Old Naples, Park Shore, The Moorings, Pelican Bay, Bay Colony, Grey Oaks, Quail West, or Mediterra, the conversation is rarely only about square footage. It is about how the home lives.

Can they entertain family comfortably? Is there an outdoor kitchen? Is the primary suite on the main level? Is the home close to the beach, golf, private clubs, or downtown Naples? Is it move-in ready? Has it been updated with impact glass, a new roof, smart systems, and resilient construction?

Those details matter because today’s luxury buyer has options. They will pay a premium, but they want the home to make sense.

The broader Naples market has been showing signs of renewed activity. May 2026 data reported through NABOR® MLS/InfoSparks showed a median closed price of $599,900, up 1.7% year over year, with 901 closed sales, up 14.1% year over year. Inventory was down 21.7% year over year, and months of supply dropped to 7.2 months.

In the luxury segment, rolling 12-month Naples data through April 2026 showed $1.5M+ closed sales up 16% year over year, while active luxury inventory fell 23.4%. The $1.5M–$5M tier had 9.4 months of supply, while the $5M+ segment had 16.4 months of supply, meaning ultra-luxury buyers still have more room to negotiate.

That is the nuance sellers need to understand. Demand is real, but it is not unlimited. Buyers are moving, but they are selective. A beautifully presented Naples home in the right location can still perform very well. A home that is priced as if it were 2021, without the updates or positioning to justify it, may struggle.

Wellness Is Becoming a Major Luxury Feature

One of the biggest takeaways from the report is the rise of wellness and longevity in luxury real estate. The report highlights that affluent buyers are increasingly focused on aging well, living longer, and choosing homes that support health, comfort, and independence. The key is knowing where the leverage is. A $2.5M villa in a sought-after golf community is a different market from a $12M waterfront estate.
