Bayfront Naples is growing with the addition of 35 luxury condominium units in two buildings under construction on either side of Third Avenue South at Goodlette-Frank Road, the northern entrance into the longtime mixed-use development in Naples.
Instead of retail shops on the first floor, as is the case with the existing five-story Bayfront buildings, a parking garage will be on the first floor of The Tides at Bayfront, the new condo complex. “Everybody who owns gets two parking spots, which is really unusual,” said Karen Ball, sales consultant for McQuaid & Co. real estate services, which is representing the new residential properties. “There are two buildings, building 6 and building 7, so it’s really just going to be a continuation of what’s here right now, which is so exciting because everybody loves Bayfront.”
After the Naples Pier, photos of Bayfront Naples—distinguishable from the Gordon River bridge for its five-story waterfront buildings with multicolored, Venice-inspired architecture—are the second-most popular photos of the Naples area used nationwide, said Tiffany McQuaid, president and broker of McQuaid & Co.
“They’re so beautiful looking. I love the Mediterranean feel. They’re interesting and everybody loves Bayfront,” said Ball, noting that McQuaid’s office is in Bayfront near The Tides project.
“There are three floor plans plus a penthouse,” Ball said. “The interesting and incredible thing about this is that they’re all three bedroom/three bath, which is highly unusual. So, we’re really excited about the floor plans, which are carefully thought out.”
The three floor plans are named after bodies of water—an ocean, a sea and a channel—on this part of the globe. The Atlantic offers the largest living space at 2,252 square feet. The Caribbean has 2,113 square feet of living space while The Yucatan option has 2,055 square feet. “We start at $1.84 million and we go up to $2.5 million,” Ball said.
“The unique thing about The Tides, comparatively, is even though we’re on the water, the price is the lowest compared to the other new construction buildings,” McQuaid said. “Part of that is due to the fact that Bayfront has been around for years and that land has been owned, so a little bit of savings is being passed on. However, it’s being built by BCBE [Construction], so same builder for the other luxury projects.”
Those nearby residential projects include Naples Square, Eleven Eleven Central and Aura at Metropolitan Naples.
“It’s going to be an incredibly great, welcome addition to the area. Having parking on the main (floor) and not having commercial on the main will give those buildings even more privacy as opposed to the current mixed-use format,” McQuaid said. “We’re the only new construction project that has water kind of integrated. So, most of these new buildings going in you can walk to the beach or whatever; here, it’s just essentially out your front door, so that kind of makes it a little different, a little unique selling point which people seem to be liking.”
