This beautiful 2-bedroom, 2-bath condo in South Seas West offered the Gulf, beach, and pool views our buyer was looking for from its 12th-floor location. The condo ultimately sold for $737,500 on August 7, 2026.
But what made this sale especially meaningful to me wasn't simply the condo or the view.

And when I say remotely, I mean remotely.
It Started With FaceTime Showings
Our buyer couldn't simply jump in the car every time a new Marco Island condo came on the market.
So I became their eyes and ears on the ground.
We toured properties through FaceTime, walking through each condo together virtually and taking the time to look beyond the listing photos.
I wanted them to see what I was seeing.
How did the condo actually feel when you walked inside? What was the condition of the finishes? What did the view look like in person? How was the building maintained? What was happening around the property? Were there details that might not be obvious from an online listing?
When you're buying a condo from hundreds or thousands of miles away, those details matter.

Buying a Florida Condo Requires More Due Diligence Today
Finding the right condo was only the first step.
Buying a condominium in Florida has become more complicated in recent years, particularly when you're looking at larger or older buildings.
Florida now has requirements involving Milestone Inspections and Structural Integrity Reserve Studies, commonly called SIRS, for qualifying condominium buildings. A Milestone Inspection evaluates certain aging condominium buildings for substantial structural deterioration, while a SIRS looks at major building components, their remaining useful life, anticipated costs, and the reserves needed for future repairs.
That means condo buyers today need to look beyond the individual unit.
You're also buying into the building and the condominium association.
I believe buyers should understand as much as possible about the condition of the building, association finances, reserve funding, inspections, anticipated projects, and potential assessments before moving forward.
Florida's condominium rules have increased the amount of information available to owners and prospective buyers, including required structural inspection and reserve-study information for applicable associations.
For an out-of-state buyer, trying to sort through all of that without someone local can quickly become overwhelming.
That's where our role became even more important.
Once We Found the Right Condo, We Stayed Involved
Once our buyer decided that 320 Seaview Ct #1204 was the one, we negotiated the contract and moved into the next phase of the purchase.
Being under contract didn't mean our job was finished.
In many ways, that's when the real work began.
We arranged for a professional property inspection and stayed involved through the inspection process. When specific defective items were identified, we followed up and made sure the agreed-upon repairs were addressed by the seller.
For a buyer who wasn't physically in Marco Island, that follow-through was critical.
It's easy to send someone an inspection report.
It's much more valuable to help them understand what it means, determine which issues deserve additional attention, communicate with the other side, and keep checking that the things that are supposed to happen actually happen.
That's the type of representation I want my clients to have.
We Arranged a Remote Closing
As closing approached, we coordinated the transaction so our buyer could complete the purchase remotely.
There was no need for them to fly into Southwest Florida simply to sit at a closing table.
We worked through the details, helped coordinate the remote closing, stayed in communication with everyone involved, and kept the transaction moving toward the finish line.
Meanwhile, we were still here locally making sure things were ready.
Then Came the Final Walkthrough
Before closing, we completed the final walkthrough on our buyer's behalf.
This is one of those moments when having a local real estate professional you trust really matters.
We weren't simply checking a box.
We were making sure the condo was in the expected condition, confirming the items that needed attention had been addressed, and making sure our buyer could move forward with confidence.
Once everything was complete, the condo officially belonged to them.
But there was one more detail I wanted to take care of.
The Keys Were Waiting at Their Hotel
Our buyer wouldn't arrive on Marco Island until after the closing.
So instead of having them land in Southwest Florida and immediately start figuring out where to go, who to meet, or how to get into their new condo, we arranged everything ahead of time.
Their keys were delivered directly to their hotel.
When they arrived in town, everything was ready.
That small moment really sums up what this transaction was about for me.
Real estate service isn't just writing an offer and getting to closing.
It's anticipating what your client needs, especially when they're trusting you to handle a purchase from another state.
