Naples Real Estate Market Update: March Shows Strong Buyer Confidence

  • April 27, 2026

March was an important month for the Naples real estate market because it showed something I have been watching closely: buyers are still here, and they are taking action when the right property comes along.

Overall closed sales in Naples increased 26.7% year over year, reaching 1,054 sales compared with 832 the year before. Pending sales also rose 15%, which is a strong signal that buyer confidence continued into the spring market.

That matters because March is one of the key months for understanding where the Naples housing market is headed. It is late enough in season to show real buyer behavior, but early enough to give us a sense of what may carry into the second quarter.

My takeaway is simple: the Naples market is active, but it is also selective.

Buyers are not chasing every listing. They are watching value, comparing options, and moving quickly when a home is priced correctly.

Inventory Is Lower Than Last Year

One of the biggest stories in March was inventory.

The number of homes for sale in the Naples area decreased 17.5% year over year, dropping from 7,722 properties to 6,367 properties. Months of supply also moved down from 11.7 months to 8.9 months.

That is a meaningful shift.

A few months ago, many buyers felt like they had more time and more leverage because inventory had built up. March showed that some of that extra inventory is being absorbed, especially when sellers are realistic on price.

This does not mean buyers have lost all negotiating power. They have not. But it does mean the market is becoming more competitive for the best homes in the best locations.

In Naples, there is a big difference between “available inventory” and “good inventory.” A buyer may see plenty of homes online, but once you narrow it down by location, condition, fees, flood zone, view, community, rental rules, and lifestyle fit, the list gets much shorter.

That is where local guidance makes a real difference.

Prices Are Adjusting, But Not Everywhere the Same Way

The overall median closed price in March was $575,000, down 11.5% compared with last year.

At first glance, that may sound like prices are falling everywhere, but that is not the full story. Naples is never just one market. Single-family homes and condos are behaving differently, and neighborhood-level pricing matters more than the overall headline number.

Single-family homes actually saw the median closed price increase 2.4% year over year to $771,950.

Condos, on the other hand, saw the median closed price decrease 11.5% to $430,000.

This is exactly why I always caution buyers and sellers not to rely too heavily on broad market headlines. A condo near the beach, a golf villa in North Naples, a single-family pool home in a gated community, and a newer home east of town are all moving for different reasons.

The market is not one-size-fits-all.

Single-Family Homes Remain a Strong Segment

Single-family homes had a solid March.

Closed sales increased 21.3% year over year, and pending sales increased 29.2%. Inventory for single-family homes dropped 19.1%, and months of supply moved down to 7.9 months.

That tells me demand is still healthy, especially for homes that are priced in line with today’s market.

Sellers received 94.8% of list price on average, which was unchanged from last year. That number is useful because it shows us buyers are still negotiating, but they are not ignoring value.

For sellers, the message is clear: you can still succeed in this market, but pricing strategy matters.

For buyers, it means a good home in a good location may not sit as long as you hope. When a property is well-priced, updated, and checks the right lifestyle boxes, hesitation can cost you.

This is especially true for single-family homes with desirable features like a pool, updated kitchen, newer roof, storm protection, three-car garage, lake or preserve views, and proximity to beaches, shopping, dining, and top Naples communities.

Condo Sales Jumped, But Buyers Are Looking Carefully

The condo market had one of the most interesting months.

Condo closed sales increased 32% year over year, and pending condo sales rose 41.9%. That is a very strong activity signal.

At the same time, condo prices were softer, with the median closed price down to $430,000. Days on market also increased to 98 days, up from 83 days last year.

So what does that mean?

It means condos are moving, but buyers are being careful. They are not just looking at the unit anymore. They are looking at the whole picture.

Monthly fees, association reserves, insurance, building maintenance, assessments, rental policies, financing requirements, and long-term ownership costs are all part of the conversation.

That is a smart approach.

Naples condos can be an excellent option for seasonal residents, retirees, investors, and buyers who want low-maintenance living near the beach, downtown, golf, or boating. But the right condo is not just about the view or the finishes. It is also about the building, the financial health of the association, and whether the community fits your lifestyle.

A beautiful condo can still be the wrong purchase if the numbers behind it do not make sense.

Lower Price Points Are Getting Attention

The strongest sales activity in March came from properties priced at $300,000 and below, which saw sales activity rise 51.3%.

That price point is limited in Naples, so when an attractive property appears in that range, buyers tend to move quickly. This is especially true for entry-level condos, smaller villas, and properties that offer a more accessible way into the Naples lifestyle.

The strongest bedroom category was homes with four bedrooms or more, up 12.7%. That continues to show demand from families, relocating buyers, remote workers, and people who want space for guests or a home office.

Naples is not just a seasonal retirement market anymore. It continues to attract full-time residents, families, business owners, and buyers who want sunshine, safety, lifestyle, and long-term value.

Sellers Are Being Rewarded for Realistic Pricing

March made one thing very clear: sellers who are aligned with the current market are getting results.

The homes that are sitting are usually sitting for a reason. Sometimes it is price. Sometimes it is condition. Sometimes it is location, fees, insurance concerns, outdated finishes, poor presentation, or limited showing access.

Buyers have more information than ever. They know what else is available, and they can quickly tell when a home feels overpriced.

That does not mean sellers have to give their homes away. It means the strategy needs to be thoughtful.

A strong listing plan should include accurate pricing, professional photography, staging guidance, clear marketing, strong online presentation, and an understanding of what buyers are comparing your home against.

In this kind of Naples market, the first two weeks matter. You want to enter the market positioned correctly, not spend months chasing it down.

Buyers Still Have Opportunities

Even with stronger sales and lower inventory, buyers still have opportunities in Naples.

The key is knowing where to look and how to evaluate value. Some sellers are flexible. Some properties have room for negotiation. Some communities have more inventory than others. And some homes are priced better than the competition because the seller is motivated.

But buyers should not confuse opportunity with unlimited time.

If the right home appears in the right location at the right price, it is worth being prepared. That means having financing ready, understanding your must-haves, knowing your preferred neighborhoods, and having someone who can help you move quickly when it makes sense.

The Naples market rewards clarity.

Whether you are looking in Old Naples, Park Shore, Pelican Bay, North Naples, East Naples, South Naples, Golden Gate Estates, or Ave Maria, each area has its own pricing patterns and buyer demand.

That is why a local strategy matters so much.

What March Tells Us About the Naples Market

March showed a market with momentum.

Closed sales were up. Pending sales were up. Inventory was down. Single-family homes held pricing strength. Condos saw more activity but continued to require careful analysis.

To me, this is a market where both buyers and sellers can do well, but neither side should rely on assumptions.

Sellers need to be realistic and strategic.

Buyers need to be prepared and informed.

And everyone needs to understand that Naples does not behave like every other Florida market. People come here for lifestyle, weather, beaches, boating, golf, dining, community, and quality of life. Those fundamentals continue to support long-term demand.

The market may shift month to month, but Naples remains one of the most desirable places to live in Southwest Florida.

My Takeaway

The March numbers confirm what I am seeing in real conversations with buyers and sellers: people are still making moves in Naples, but they are doing it more thoughtfully.

This is not the frantic market of a few years ago, and it is not a stalled market either.

It is a selective, value-driven market where good homes still sell, overpriced homes need adjustment, and buyers are asking better questions before making decisions.

That is exactly the kind of market where experience matters.

Whether you are buying, selling, or simply trying to understand what your Naples property is worth in today’s market, the details matter. The right advice can help you avoid mistakes, recognize opportunities, and make a confident decision.
