Naples Real Estate Market Update: February Buyers Moved With Confidence

  • March 23, 2026

February gave us a very clear look at buyer behavior in the Naples real estate market: serious buyers were not sitting on the sidelines.

Overall closed sales increased 21.3% year over year, while pending sales jumped 55.9%. That pending sales number is one of the strongest signals in the market because it shows where activity is headed, not just what has already closed.

When pending sales rise that sharply, it tells me buyers are finding value, making decisions, and moving forward when the right Naples property becomes available.

This is especially important because February is still very much part of our active seasonal market. Buyers from colder northern and eastern markets are here, touring homes, comparing communities, and deciding whether Naples is where they want to be full-time, seasonally, or for the next chapter of life.

The market is not frantic, but it is active. And the buyers who are prepared are the ones finding the best opportunities.

Inventory Is Being Absorbed

One of the most important February trends was the decline in available inventory.

The number of homes for sale in the Naples area dropped 15.1% year over year, from 7,594 properties to 6,447 properties. Months of supply also decreased from 11.4 months to 9.2 months.

That is a meaningful shift.

Buyers still had options in February, but the market was clearly absorbing inventory faster than it had been. This is where the difference between “lots of listings online” and “the right home for your needs” really matters.

A buyer may start with a broad search and see plenty of properties. But once you narrow that list by location, condition, view, association fees, insurance considerations, rental flexibility, flood zone, school preferences, beach proximity, or golf access, the real choices can shrink quickly.

That is why local guidance matters so much in Naples.

The market can look one way from a national headline and feel completely different once you are actually comparing homes in Pelican Bay, Park Shore, Old Naples, North Naples, East Naples, Golden Gate Estates, or Ave Maria.

Prices Were Steady Overall

The overall median closed price in February was $647,500, down just 0.4% year over year.

That is essentially a steady pricing environment, especially when you consider how much buyer behavior, interest rates, insurance questions, and inventory levels have shifted over the past few years.

But as always, the overall number does not tell the full story.

Single-family homes had a median closed price of $775,000, down 0.6% from the year before. Condos had a median closed price of $499,500, down just 0.1%.

To me, that shows a market that is not collapsing and not overheating. It is normalizing.

Buyers are more value-conscious. Sellers are adjusting. And the properties that are priced correctly are the ones getting attention.

This is a healthier market than the rushed, emotional market we saw during the pandemic years. Today, buyers have time to ask better questions, but they still need to act when the right opportunity appears.

Single-Family Homes Remained Steady

Single-family homes had a quieter but still positive month.

Closed sales increased 5.1% year over year, while pending sales increased 33%. That pending activity is important because it points to continued momentum heading into March.

Single-family inventory decreased 18%, and months of supply dropped from 10.5 months to 8.2 months.

That combination tells me the single-family market was tightening, especially for homes that were priced well and located in desirable communities.

The average seller received 95% of list price, which means buyers were negotiating, but not dramatically discounting homes across the board. Well-positioned properties were still holding value.

For sellers, this is a reminder that presentation and pricing matter.

A single-family home with a pool, updated finishes, storm protection, newer roof, strong curb appeal, and a desirable Naples location can still stand out quickly. But if the price is too high, buyers will compare it against everything else available and move on.

For buyers, the message is simple: be ready before the right home appears. The best properties are still attracting attention.

Condos Had a Strong Month

The condo market was one of the biggest stories in February.

Closed condo sales increased 39.3% year over year, and pending condo sales rose an impressive 82%.

That is a major jump in activity.

After months of buyers asking more questions about condo fees, insurance, reserves, assessments, building age, inspections, and long-term ownership costs, February showed that many buyers were willing to move forward once they found the right fit.

That does not mean every condo is equally strong. It means the condo market is becoming more informed.

Today’s Naples condo buyer is looking beyond the view and the finishes. They want to know how the association is managed, what the monthly fees include, whether there are upcoming assessments, how insurance is handled, and whether the community fits their lifestyle.

That is exactly how buyers should approach the condo market.

A Naples condo can be a wonderful choice for seasonal living, lock-and-leave convenience, beachfront access, golf community living, downtown walkability, or lower-maintenance ownership. But the right condo is about more than the unit itself. It is about the building, the financials, the location, and the long-term comfort level.

Entry-Level Price Points Saw Strong Demand

February also showed strong activity at the lower end of the market.

Properties priced at $300,000 and below saw the strongest sales increase, rising 44.7%. In Naples, that price range is limited, so when an appealing property becomes available, it can move quickly.

This is especially true for entry-level condos, smaller villas, and properties that offer a more accessible path into the Naples lifestyle.

The strongest bedroom category was homes with four bedrooms or more, up 9%. That continues to reflect demand from relocating families, multigenerational households, remote workers, and buyers who want extra space for guests, hobbies, or a home office.

Naples is no longer just a seasonal retirement destination. It continues to attract full-time residents, families, professionals, investors, and lifestyle-focused buyers who want sunshine, space, and quality of life.

Sellers Are Adjusting to the Market

Another important February detail: there were more than 2,100 price decreases during the month.

That tells us sellers were paying attention.

This is not a market where every listing can name any price and expect multiple offers. Buyers are informed, patient, and willing to walk away from homes that feel overpriced.

But price reductions are not necessarily a bad sign. In many cases, they are a sign that sellers are becoming more realistic and aligning with current buyer expectations.

When sellers price correctly, the market responds.

A smart pricing strategy should consider recent closed sales, current competition, property condition, community inventory, buyer demand, and how the home compares visually online. In Naples, lifestyle matters too. Proximity to the beach, golf, boating, shopping, dining, pickleball, social activities, and medical services can all influence demand.

The key is not just listing a home. The key is positioning it correctly.

Buyers Still Have Leverage, But They Need Clarity

February was not a one-sided seller’s market. Buyers still had opportunities.

There was room to negotiate in certain segments. Some sellers were more flexible. Some properties had been on the market long enough to invite a thoughtful offer.

But buyers also needed to understand that inventory was declining and pending sales were rising.

That means waiting too long can come with a cost.

The best buyer strategy in this kind of market is to be prepared, know your numbers, understand your priorities, and be ready to act when the right home appears.

That does not mean rushing. It means moving with confidence.

The right home in the right Naples neighborhood at the right price is still worth taking seriously.

What February Tells Us About the Naples Market

February showed a Naples market that was active, resilient, and increasingly value-driven.

Closed sales were up. Pending sales were up sharply. Inventory was down. Prices were relatively steady. Condo activity strengthened. Single-family homes continued to show healthy demand.

That combination tells me buyers were not backing away from Naples. They were simply becoming more selective.

This is the type of market where knowledge matters.

A national headline may say one thing about Florida real estate, but Naples has its own story. Even within Naples, each property type and neighborhood behaves differently.

A waterfront home in Port Royal, a condo in Park Shore, a golf villa in North Naples, a family home in Logan Woods, and a newer construction property in Ave Maria are not all competing in the same way.

That is why local market knowledge is so important.

My Takeaway

February confirmed what I continue to see in real conversations with buyers and sellers: people still want Naples.

They want the beaches, the weather, the dining, the boating, the golf, the community, and the quality of life. But they are also being thoughtful about value, ownership costs, and long-term fit.

For sellers, this market rewards preparation, pricing accuracy, and strong presentation.

For buyers, it rewards clarity, patience, and readiness.

The Naples market is not about guessing. It is about understanding the data, knowing the neighborhoods, and making smart decisions based on the property in front of you.

Whether you are thinking about buying, selling, or simply trying to understand your options, February’s activity showed that Naples remains one of Southwest Florida’s most desirable and competitive lifestyle markets.
