I recently had the opportunity to help another buyer purchase a condo in South Seas on Marco Island, this time at 320 Seaview Court, Unit 1204 in South Seas Tower 2.

And this sale is a perfect example of why I continue to recommend South Seas to a very specific type of buyer: someone who wants a beautiful place on Marco Island to enjoy personally, but also wants the ability to generate rental income when they aren't using it.

Unit 1204 is a 12th-floor, two-bedroom, two-bath condo with approximately 1,070 square feet, along with beautiful southern views of the Gulf of Mexico, beach, and pool from its balcony.

But as impressive as the Gulf views are, the real story here is bigger than one condo.

It's about the lifestyle and flexibility that make South Seas condos on Marco Island such an interesting option for second-home buyers.

The Buyer Profile I Keep Seeing at South Seas

I've now sold multiple condos in the South Seas development, and something interesting has happened with nearly every buyer I've worked with there.

They have almost exactly the same goal.

They aren't necessarily looking for a condo they will occupy six or twelve months a year. They want a Marco Island vacation home they can actually use on their own schedule.

Maybe they come down for a week in November.

Then another couple of weeks in January.

Maybe friends or family visit in the spring.

They might spend a month on Marco Island during the summer.

And when the condo would otherwise be sitting vacant—particularly during high season—they want the opportunity to rent it.

That combination of personal enjoyment plus potential rental income is where South Seas becomes especially compelling.

The buyers I've helped in this community have embraced that model, and they've been very happy with the flexibility it gives them.

Monthly Rentals in South Seas Towers 1 and 2

One of the most important things buyers need to understand about South Seas is that the rental policies vary depending on which part of the community you're buying in.

South Seas West, which includes Towers 1 and 2, currently has a 30-day minimum rental policy. South Seas Northwest, which includes Towers 3 and 4, allows weekly rentals. South Seas East and South Seas North generally operate with monthly rental policies as well.

That difference matters.

Unit 1204 at 320 Seaview Court is in Tower 2, so it fits the monthly-rental model.

For the right owner, that can work extremely well.

You can enjoy your Marco Island condo during the periods you want it, block those dates for yourself, and potentially make it available for longer vacation rentals during other periods.

For buyers who want even more short-term rental flexibility, South Seas Towers 3 and 4 are worth exploring because they allow weekly rentals.

This is one of the reasons working with someone who understands South Seas is important. Two condos can look almost identical on the surface but have very different rental rules depending on the tower or association.

Can Rental Income Help Offset the Cost of Owning a Marco Island Condo?

This is one of the biggest questions I get from second-home buyers.

And the answer is: potentially, yes.

Marco Island has a strong seasonal vacation market, and beachfront properties naturally attract renters who want to spend an extended period on the island.

For some owners, high-season rental income can offset a meaningful portion of the annual cost of carrying the condo. Under the right circumstances, an owner may be able to offset much or even potentially all of those carrying expenses.

But every property is different.

Rental performance depends on factors including the unit, view, condition, rental rates, occupancy, association fees, insurance, taxes, management expenses, financing and how often the owner reserves the property for personal use.

So I never approach South Seas by promising buyers a particular investment return.

Instead, I look at it as a lifestyle property with an income component.

That's an important distinction.

You're buying a place where you can wake up on Marco Island, walk directly to the beach, enjoy the Gulf, and create memories with family and friends. The ability to rent it when you're not there can make the economics of owning that second home considerably more attractive.

For many of the South Seas buyers I've worked with, that's the sweet spot.

Why the Location of South Seas Is So Special

South Seas occupies an outstanding location on the northern portion of Marco Island's beachfront, close to Tigertail Beach and the Sand Dollar Island area.

From South Seas Tower 2, you aren't simply looking at the Gulf. You're looking across an unusually expansive coastal landscape where the beach, lagoon environment, Sand Dollar Island and Gulf come together.

Tigertail Beach itself is a county-operated public beach, and the area surrounding Tigertail Lagoon and Sand Dollar Island is also environmentally significant habitat for shorebirds and other wildlife.

The beach in this area can feel exceptionally wide, which is one of the things many people immediately notice when viewing condos at South Seas.

There is also an interesting story behind the evolving shoreline.

The Tigertail Lagoon/Sand Dollar Island area has undergone significant restoration and sand-management work intended to restore habitat, improve coastal resiliency and maintain the lagoon and shoreline system. The larger restoration project was permitted by agencies including the Florida Department of Environmental Protection, the U.S. Army Corps of Engineers and the Florida Fish and Wildlife Conservation Commission.

More recently, in February 2026, the City of Marco Island reported additional sand restoration underway at Tigertail Lagoon and Sand Dollar Island to maintain compliance with state permit requirements.

So while it wouldn't be accurate to say the Army Corps of Engineers simply “keeps the beach full of sand at all times,” there is an ongoing history of professionally managed restoration, permitting and sand work in this important section of Marco Island's coastline.

For South Seas owners, the result is a location with a striking amount of sand, open Gulf views and direct access to one of Marco Island's most recognizable natural areas.

South Seas Tower 2 Has Been Getting Better

Another major reason I'm excited about South Seas right now is the amount of improvement that has taken place in the buildings.

Tower 2 has undergone substantial updates to its common areas, including a renovated lobby, fitness and social areas, refreshed hallways, upgraded finishes and impact glass. Current Tower 2 property information also describes ongoing exterior resurfacing and façade work.

A current South Seas Tower 2 vacation-rental notice indicates the exterior resurfacing project is scheduled from October 2025 through April 2027, meaning the building is in the middle of another significant improvement cycle.

For buyers evaluating older beachfront condominium buildings in Florida, these types of improvements matter.

Walking into a refreshed lobby, traveling through renovated hallways and seeing meaningful exterior and window improvements changes the entire perception of a property.

While no renovation can guarantee future appreciation, continued investment in a building can strengthen its presentation, marketability and overall appeal to future buyers.

More Than Just a Beachfront Condo

South Seas also offers something many buyers don't initially realize: this is a substantial gated community with amenities extending well beyond the beach.

Depending on the association and availability, the South Seas community includes features such as pools, tennis, pickleball, bocce, shuffleboard, a putting green, fitness facilities, kayak storage and access to boat docks. Unit 1204's listing specifically highlights the community pool, fitness center, pickleball, tennis, kayak storage and putting green.

That creates a lifestyle that works particularly well for people spending several weeks or months at a time on Marco Island.

You're not simply checking into a vacation property.

You're coming back to your place on the island.

Why Experience in South Seas Matters

After working on multiple transactions inside South Seas, I've gotten to know what buyers are really looking for here.

It's rarely just, “Which condo has the nicest kitchen?”

We talk about:

Which tower makes the most sense?

Monthly rentals or weekly rentals?

How often do you expect to use the condo yourself?

Which views are most important?

What improvements have been made to the building?
