Epique Pelican Bay Construction Update: Foundation Work Is About to Begin

Epique Pelican Bay Construction Update: Foundation Work Is About to Begin

  • September 3, 2026

If you’ve been watching Epique in Pelican Bay, the project is entering an important new phase.

According to Epique’s August 28, 2026 owner construction update, crews have been completing the site’s demucking work and preparing to begin testing the first foundation piles. In other words, much of the work happening today is still below ground—but these are the steps that have to happen before the new luxury tower can start rising above the site.

For buyers following new construction in Naples, Florida, this is a meaningful milestone. Epique is moving beyond early site development and toward the permanent foundation system that will support the building.

Where Is Epique Construction Right Now?

As of the latest developer update, Epique is still in the site preparation and infrastructure phase.

Crews have been completing a process called demucking, which involves removing soft, organic, and unsuitable material from the property and replacing it with engineered fill.

It may not be the most visually dramatic part of construction, but it is extremely important. A building of this scale needs stable site conditions before permanent foundation work can move forward.

The developer anticipated completing demucking by early September 2026.

That means Epique is now right around the point where construction should transition into one of its first major foundation milestones.

Foundation Pile Testing Is the Next Step

Immediately after demucking, the construction team plans to begin driving and testing foundation piles.

Before crews install the tower’s permanent piles, designated test piles will be placed into the ground and subjected to controlled loads.

The purpose is to confirm exactly how those piles perform under actual site conditions, including:

  • Required pile depth
  • Load-bearing capacity
  • Soil and subsurface performance
  • Final foundation design requirements

Pile testing is expected to continue through approximately mid-October 2026.

For a project like Epique, this testing phase is critical. The results help engineers validate the foundation design before hundreds of permanent piles are installed.

Approximately 1,300 Permanent Foundation Piles Are Planned

Once testing is successfully completed, the project is expected to move directly into production pile driving.

This is when the permanent foundation of Epique really begins taking shape.

The current plan calls for approximately 1,300 deep-foundation piles.

Those piles will ultimately transfer the weight of the tower into the supporting layers beneath the site.

At the same time, crews are expected to begin installing underground infrastructure, including:

  • Water systems
  • Sanitary sewer
  • Drainage
  • Fire-service systems

Having permanent pile installation and underground utility work occurring together will represent a significant change in the pace of construction.

This is the point where Epique begins transitioning from preparing the land to actually building the permanent structure.

When Will Epique Start Rising Vertically?

This is probably the question most people driving through Pelican Bay want answered.

When will we actually see the building going up?

According to the current construction schedule, installation of the permanent foundation piles is expected to be completed in December 2026.

After that, crews can move into the building’s foundation and ground-level structural systems.

That work will ultimately set the stage for Epique to begin its vertical rise.

So, while you may not see floors stacking up just yet, the project is approaching the phase that makes that possible.

The aerial photograph included with the August construction update shows the Epique site looking west toward the Gulf of Mexico. The property is visibly still in the active site-development stage, with the tower itself not yet rising above ground.

For anyone watching construction progress, the next several months should be particularly interesting.

Building Permit Review Is Also Moving Forward

Construction activity is not the only progress taking place.

The project’s building permit continues through review with the Collier County Building Department.

According to the developer’s current schedule, permit issuance is expected around late November or early December 2026.

That timing aligns closely with the anticipated completion of permanent pile installation and the transition toward foundation and structural construction.

Epique’s Condominium Documents Have Been Approved

Another important milestone has already been reached on the regulatory side.

The Florida Division of Condominiums has completed its review and approved Epique’s condominium documents.

Those approvals include key documents such as the:

  • Purchase Agreement
  • Prospectus
  • Declaration of Condominium
  • Other required condominium documents

For prospective buyers, these administrative milestones are just as important as what is happening physically at the construction site.

They represent another step in moving Epique from a planned development toward a completed residential community.

When Is Epique Expected to Be Completed?

The current developer estimate calls for Epique to achieve its Temporary Certificate of Occupancy, or TCO, during the first quarter of 2028.

That remains an estimated timeline, and construction schedules can always change.

Between now and then, there are several major milestones to watch:

Early September 2026: Demucking anticipated to be completed.

September through mid-October 2026: Foundation pile testing.

After successful testing: Production pile driving begins.

December 2026: Permanent foundation pile installation anticipated to be completed.

Late November / early December 2026: Building permit issuance currently anticipated.

Q1 2028: Estimated Temporary Certificate of Occupancy.

That gives buyers a much clearer picture of where Epique stands today and what should happen next.

What Makes Epique Important for Pelican Bay?

Epique is one of the most notable luxury new-construction projects underway in Pelican Bay, Naples, Florida.

Pelican Bay has long been one of Naples’ most desirable communities, particularly for buyers looking for a combination of high-rise living, beach access, Gulf views, amenities, and proximity to shopping and dining.

New luxury construction within an established community like Pelican Bay tends to attract attention because opportunities to purchase brand-new residences are relatively limited.

Epique is entering the market at the very top end.

The developer’s August update lists estate residences starting at over $6.5 million, with penthouse pricing available upon request.

For buyers considering Epique, this is clearly positioned as an ultra-luxury offering within the Naples condominium market.

Why This Stage of Construction Matters to Buyers

When buyers look at a construction site before the building has begun rising, it can sometimes feel like progress is moving slowly.

But foundation work tells a different story.

Demucking, pile testing, underground utilities, and permanent deep-foundation installation are all essential parts of building a major residential tower in Southwest Florida.

Once those elements are completed, construction becomes much more visible.

That is why the next few months could represent one of the most important transitions for Epique.

The project is moving from preparing the site to building the structure.

And once Epique begins its vertical rise, buyers and residents throughout Pelican Bay will be able to watch the tower take shape in a much more dramatic way.
